We Aim To Be Comforting
Settlement processes are not well laid out anywhere. We are not taught this growing up (but calculus we needed?). Allixir wants to help you understand what is going on at each step to clear the opacity. This is one of many ways we are different, and we work along side your agent to give you the best experience with the fewest disruptions to your daily life. For instance, our emails will all come with an executive summary. Just follow the highlighted tasks, and you'll be all done, but you're always welcome to read on for more information. And we are just a phone call away.
We Go Where Others Won't
At Allixir, your file isn't handled by a paralegal or admin. You will have an attorney representing you, looking at your file, there to answer any questions you might have, or be able to draft any necessary amendments or revisions to your contract.
OUR PRICE:
$1,399 - All in. No added fees at closing.
- This includes a $250 Technology Cost and a $250 Title Processing Cost.
- The Technology Cost includes costs other Settlement Companies may nickel and dime you for, like using e-recording software and the settlement software, Qualia. We include all of these costs into one rate so you know what to expect, and the price doesn't creep up at close.
- The Title Processing Cost covers a small portion of our cost to have an outside third party handle part of our Title work that you want an outside professional to handle. This helps us keep our underwriters happy and provides you with an extra layer of protection and service.
THEIR PRICE:
Range from $500 and upwards.
- You can find lower cost options. There are non-lawyer run settlement agencies that will typically run less than a lawyer guided option. However, most "lawyer guided" offices have paralegals or title agents working on your file. At Allixir, you will have an attorney work on your file.
- Ensure you are comfortable with the level of professionalism that you want and that the difference in price is worth any increased risk. The ultimate financial difference ends up being pennies a month in your mortgage payment.
STANDARD CLOSING COSTS:
- Please be aware, your Settlement Service Costs are not your only closing costs, but they are included in what are considered "Closing Costs."
- We will do our best to explain all of these costs. They can be complex and confusing. Closing Costs can include your loan origination fees, recording fees, escrow fees, appraisal fees, discount points, prepaid interest, etc. You will get a breakdown of these costs before closing for review. We are here, as is your agent, to explain any of these costs.
- There may be other optional costs that come up along the process as well, like owners title insurance or surveys. Allixir will ensure that you will have a chance to approve those costs ahead of time. As long as you work with us, these type items may end up needing to be paid at closing, but they will not be a surprise.
